The largest annual cost for the Home Owners Association is in the repair and maintenance of roads. The
HOA encourages owners and equipment operators to avoid excessive speed; cutting onto shoulders and
to repair damages stemming from unloading or loading of equipment.
A feeder road is a main road shown on current plot diagrams and will be sealed and maintained
by the HOA. Feeder roads will be maintained in good condition and will be plowed during winter
as necessary. The following are considered feeder roads:
- Lake Wind Drive North
- Vantage Point North
- Peach Orchard Way
- Sun Ridge North
- Blue Sky Drive East
- Hummingbird Way East
Secondary road provides access to one or more lots not positioned directly along a feeder
road. Secondary roads will be constructed from a rock base and gravel cap provided initially by
the developer to access a lot or lots at time of sale. Winter plowing of secondary roads will be
done on an as needed basis by the Association. The following are considered secondary roads:
- Overlook Lane North
- Songbird Trail
- Painted Sky Trail
- Bitter Root Lane North
- Unnamed road access to lots #8-11
Private driveways are single lot access from the property line in. Installation, sealing and
maintenance are the responsibility of the lot owner. Winter plowing can be arranged between
the owner and maintenance personnel.

RV Parking Policy

- The Ridgeview Estate CCR’s states that only one RV is permitted to be parked on a lot. This does not support the need of owners who wish to park multiple RVs on their lot. Some owners have visitors staying in their RV, and other owners share the lot with other RVs for the entire RV season.
- The Ridgeview Estates Homeowners Association is now allowing for expanded RV usage during the primary summer RV season from Memorial Day through Labor Day. During this time, owners can park multiple RVs on their lot to accommodate visitors or to share with friends and family.
- In accordance with the CCR’s, multiple RVs will not be permitted on lots during the off season from Labor Day to Memorial Day.
Septic System

- Existing septic tank and drain field location along with secondary drain field location.
- Preapproved septic and drain field location(s).
- Community system connection requirements where necessary for a specific lot.
When connected to a community system it is the owners’ responsibility to maintain the system in good operating condition including inspections, maintenance and pump outs. During any property improvements, materials and equipment hauling, loading, or unloading can damage sealed road surfaces. Damages to roads caused by such work will be assessed against the property owner.
Water Meter Policy

On a new purchase or at the time of development, the property owner will contact the RVE
Home Owners Association to request the purchase and installation of an approved meter. At the
time of application, the property owner must submit a nonrefundable deposit to the HOA to
cover the cost of meter purchase and installation. The current deposit requirement can be
acquired through any Board Member. Costs are subject to change based on prices for parts and
labor. Currently, parts are approximately $1150 and installation fee is $350 if installed by the
Association.
- Meter boxes shall be 1” Mueller Thermal Coil with no lead, angle inlet and check outlet, including a 4” insulation pad and 18” cast iron or composite lid. Water meters shall be T-10 CF Neptune direct read type to meet standard specs for meters as adopted by the American Water Works Association.

- Meters must be installed to a minimum depth of 2’ below grade with top of box at grade level. Installation point must be as near as possible to the curb stop near property corner closet to the common area.
- Water meter installation can be performed by the owner or a qualified contractor provided the materials and specs listed herein are adhered to. Once completed, the installation must be inspected by the HOA Water Master before filling in the excavation. Once approved the meter becomes the responsibility of the property owner to repair or replace as necessary.
- The HOA reserves the right to access the meter including the right to install a lock on the box if necessary. Meter damage or failure due to improper use or damage caused by the owner are the responsibility of the owner.
- Should RVE ever become an A Classification System, requiring all water to be metered, each grandfathered owner will be required to purchase and install an approved meter during a grace period established by the BOD.
