Excavation Damage Fee
Site Plan Approval Required
No earthmoving, excavation, or tree clearing may begin until a detailed site plan has been submitted and approved in writing by the HOA Board. This requirement applies even if a structure has not yet been approved.
Approval Conditions:
- Site Plan Detail: Must clearly identify the nature, type, scope, and location of the proposed work.
- Account Standing: Any outstanding balances, including HOA dues, must be paid in full before approval will be granted.
Required Fees
To ensure the prompt repair of Association property, roadways, and utilities, a non-refundable, one-time fee of $600 must be paid prior to the commencement of any excavation or construction activities.

Utility Location
It is the lot owner’s responsibility to contact 811 and request utility location services prior to beginning any excavation work.
Erosion & Sediment Control
During excavation, lot owners must ensure that sand, soil, or debris does not obstruct the flow of water in roadside ditches or roadways. Sediment runoff must be retained on site and must not affect adjacent lots, streets, or common areas. Appropriate erosion control measures must be implemented and maintained by the lot owner as needed.
Driveway Culverts:
When required and approved by the HOA Board, driveway culverts will be provided to the lot owner at cost.
Excavation and Construction Damage
The lot owner assumes full responsibility for any damage to roadways, rights-of-way, drainage ditches, and utility lines, including electrical, water, and telephone services. Any emergency repairs to Association utilities—or additional damage resulting from such emergencies—will be performed by Association maintenance personnel or qualified professionals. All associated costs will be billed to the responsible lot owner.
