Excavation Form
Site Plan Approval:
No earthmoving or tree clearing may begin until a site plan—clearly showing the nature, type, shape, and location of the work—has been submitted and approved in writing by the HOA Board. This requirement applies when no structure has yet been approved.
Utility Location:
It is the lot owner’s responsibility to contact 811 and request utility location services prior to beginning any excavation work.
Erosion & Sediment Control:
During excavation, lot owners must ensure that sand, soil, or debris does not obstruct the flow of water in roadside ditches or roadways. Sediment runoff must be retained on site and must not affect adjacent lots, streets, or common areas. Appropriate erosion control measures must be implemented and maintained by the lot owner as needed.
Driveway Culverts:
When required and approved by the HOA Board, driveway culverts will be provided to the lot owner at cost.
Excavation and Construction Damage
The lot owner assumes full responsibility for any damage to roadways, rights-of-way, drainage ditches, and utility lines (including electrical, water, and telephone). Any emergency repairs to Association utilities—or additional damage resulting from emergencies—will be completed by Association maintenance personnel or qualified professionals. All related costs will be billed to the responsible lot owner.
To ensure timely repairs to Association property, roadways, and utilities, a non-refundable $600 fee must be paid prior to the start of any excavation or construction. This is a one-time fee.
